The Clark County housing market continued to shift in August.
Buyers have more choices than they did a year ago. At the same time, home prices continue to rise.
However, sales activity slowed in August, and homes are taking longer to sell. That creates a market where both buyers and sellers need to be strategic.

More Homes Are Available
Clark County had 2,211 active listings in August. That is up 10.2% from August 2025.
However, the number of active listings was down slightly from July.
Inventory also increased to 4.2 months, up from 3.6 months in August 2025.
More inventory gives buyers more choices. It can also give buyers more time to compare homes and negotiate.
For sellers, that means your home needs to stand out. Pricing, condition, presentation, and marketing all matter.
Home Prices Continue to Rise
The median sale price reached $575,000 in August.
That is up 4.6% from August 2025 and 1.8% from July.
The average sale price was $644,100, up 5.7% from the same time last year.
So, while sales have slowed, home values have continued to hold up.
That is important for homeowners who have been wondering if more inventory means prices are falling.
The August numbers do not show that.
Fewer Homes Closed in August
There were 524 closed sales in August.
That is down 5.4% from August 2025 and 9.8% from July.
Pending sales, however, were slightly higher than last year.
There were 609 pending sales, up 2.4% from August 2025.
This suggests buyers are still purchasing homes. They are simply moving at a slower pace.
Homes Are Taking Longer to Sell
Total market time increased to 69 days in August.
That is seven days longer than August 2025.
For sellers, this is an important number to watch.
A home may not receive an offer right away. Buyers have more choices, so they can take more time to compare properties.
As a result, pricing a home correctly from the beginning is more important than ever.
What Does This Mean for Buyers?
Buyers have more options than they have had in recent years.
With 4.2 months of inventory, buyers may have more room to take their time and compare homes.
There may also be opportunities to negotiate, especially on homes that have been on the market for a while.
However, buyers should not assume every seller will negotiate.
Well-priced homes that show well can still attract attention.
The right strategy depends on the home, the neighborhood, and the price range.
What Does This Mean for Sellers?
Sellers are still benefiting from rising home prices.
However, the market is more competitive than it was when inventory was much lower.
Buyers have choices.
Therefore, sellers need to pay close attention to pricing and presentation.
A home that is priced too high may sit while buyers choose other options.
On the other hand, a well-priced home that is prepared properly can still attract buyers.
The first few weeks on the market are important.

For now, the message is fairly clear.
Buyers have more choices. Sellers still have strong home values. And pricing and strategy matter more than ever.
